Construction Manager

Hourly · Contract

Relic sits on the owner's side of luxury residential builds — single-family homes and low-rise condos for developers who own the land. Relic hires the general contractor for each project and runs the contracts, the payments and the insurance. The Construction Manager brings the judgement.

You will not be buried in paperwork. Scarab, Relic's AI construction manager, reads every draw, waiver, drawing and schedule change on the record every day and briefs you on what needs a decision. Your job is to make that decision well.

What you'll do

  • Hold the kickoff call with the owner within five days of signing, using the brief Scarab prepares
  • Review every payment application against the contract, the site record and the lien waivers before the owner certifies it
  • Contest change orders that should not be paid, and price the ones that should before the work starts
  • Resequence the schedule when long-lead items or late decisions threaten the completion date
  • Select and manage the general contractor and the architect of record on the owner's behalf

What we're looking for

  • Construction management or owner's-representative experience on custom residential or low-rise multifamily
  • Fluency with schedules of values, pay applications, lien waivers and change orders
  • Clear, calm written communication with owners, architects and builders
  • Comfortable working remotely, on several projects at once

Relic Local Inspector

$175 / hour · Contract

On the road — USA nationwide · Periodic paid site visits · Contract

The Relic Local Inspector is Relic's eyes on the site. On every project, the inspector's photographs and percentage-complete are the one independent record that is not written by somebody being paid out of the construction contract.

You see and record — you do not decide. The owner uses your reports to verify a draw before any money moves. Scarab sends you a brief before each visit: what to look at, what the builder is claiming, and the angles from your last visit to match.

What you'll do

  • A baseline visit within ten days of a client signing: photograph the site as it stands, before anyone touches it
  • Walk the site against the schedule of values and record your own percentage complete for each contract line
  • Photograph anything that needs attention, and submit your findings the same day
  • Log your hours after each visit and invoice through the project record

What we're looking for

  • Field experience in residential construction: superintendent, inspector, builder or trade lead
  • A sharp eye for work that is billed but not built
  • A reliable phone camera, a vehicle and flexible availability for site visits in your region

Chief Operating Officer

$175k – $225k · No equity

Relic runs luxury residential builds for developers who own land, for a flat 10% of construction cost. The COO runs the company that runs the builds: the bench of construction managers and local inspectors, the client pipeline, and the operating rhythm that keeps every project on its 30-day onboarding plan and beyond.

What you'll own

  • Recruiting, vetting and scheduling Relic's construction managers and local inspectors nationwide
  • The client pipeline: developer outreach, proposals and signed agreements
  • Onboarding: every new client team assigned, briefed and in kickoff within five days of signing
  • Vendor, insurance and payment operations alongside the founding team
  • Weekly reporting on pipeline, active projects and margins

What we're looking for

  • Operating leadership at a construction, real-estate development or owner's-rep firm
  • A record of building a team and a pipeline from little or nothing
  • Comfort with software, AI tools and a small, fast team
